Primary Bathroom Remodel in Portland: Dated to Spa-Inspired

Project Overview

This Portland primary bathroom hadn't been touched in decades. Dated finishes, a worn cultured-marble vanity, an aging jetted tub, and — more importantly — visible signs of moisture damage along the walls and baseboards.

The homeowners wanted something that felt like a retreat rather than a leftover from a previous era. Zurc Construction handled the full renovation: demolition, moisture repair, new plumbing rough-in for a freestanding tub, tile, vanity, fixtures, and finishes.

Before: What We Were Working With

The original bathroom had a cultured-marble double vanity with integrated sinks, mismatched cabinet finishes, gold-framed oval mirrors, and a builder-grade jetted tub behind a shower curtain. Cosmetically dated — but the real issue was the staining running along the lower wall and baseboard.

That kind of discoloration is rarely just surface dirt. In Portland bathrooms, it usually means moisture has been sitting against the drywall for a long time, often from a failed tub surround or inadequate ventilation. We opened the affected areas, addressed the damage at the source, and corrected the ventilation before any new finishes went in.

Skipping that step is how a beautiful remodel turns into mold behind the tile in three years.

The Renovation

We took the bathroom down to studs in the affected areas, repaired the moisture damage, and rebuilt with materials chosen for Portland's humidity. New plumbing was roughed in for a floor-mounted tub filler, and the layout was reworked to give the freestanding tub its own presence along the window wall.

Every wet surface was properly prepped and waterproofed. In a climate with more than 150 rainy days a year, that layer matters more than anything visible in the finished photos.

After: A Spa-Inspired Primary Bath

The finished bathroom is a completely different room. A sculptural freestanding soaking tub anchors the space beneath the windows, paired with a brushed-nickel floor-mounted filler. The new white shaker double vanity carries a quartz countertop with undermount sinks and widespread brushed-nickel faucets — a significant upgrade in both look and cleanability over the old integrated cultured-marble top.

Large-format tile flooring in a deep slate tone grounds the room and stands up to moisture far better than the small tile it replaced. Warm gray walls and crisp white trim keep the space calm and current, and read beautifully in Portland's soft natural light.

Project Scope at a Glance

Full demolition of existing vanity, tub, flooring, and finishes. Moisture damage assessment and repair. Ventilation correction. New plumbing rough-in for freestanding tub and floor-mounted filler. Freestanding soaking tub installation. Custom double vanity with quartz countertop and undermount sinks. Brushed nickel fixtures throughout. Large-format tile flooring. New mirror, lighting, paint, and trim.
