What Portland Homeowners Actually Pay for a New Roof in 2026

Your roof takes more abuse in Portland than in almost any other American city. Forty-three inches of annual rain, more than 150 rainy days, persistent moss, and summer UV all work against it. When it finally needs replacing, the first question is always the same: what's this going to cost?

The short answer for 2026: most standard Portland homes land between $14,000 and $20,000 for a full architectural asphalt shingle replacement with tear-off. Smaller or simpler roofs come in lower, and metal, tile, or complex rooflines run considerably higher.

Zurc Construction has been installing and repairing roofs across the Portland metro since 2015. This guide gives you real local pricing, explains what actually moves the number, and shows you how to tell a solid bid from one that's missing half the work.

Roof Replacement Cost by Material in Portland (2026)

3-Tab Asphalt Shingles: $6.50 to $9.50 per square foot

The budget option. For a typical Portland roof, expect $10,000 to $19,000. Three-tab shingles are flat, uniform, and last roughly 15 to 20 years here. Most Portland homeowners skip them now — the price gap to architectural shingles has narrowed enough that the longer lifespan usually wins.

Architectural Asphalt Shingles: $9.50 to $14 per square foot

The most common choice in Portland and our default recommendation for most homes. Expect $14,000 to $28,000 depending on roof size and complexity, with most standard homes landing in the $14,000 to $20,000 range. Architectural shingles are thicker, dimensional, wind-rated, and last 25 to 30 years in our climate.

One thing worth paying for here: algae-resistant shingles with copper granules. GAF, CertainTeed, and Owens Corning all offer them, and the upcharge is small. In a city where moss is the primary roof killer, it's the easiest money you'll spend.

Standing Seam Metal: $12 to $18 per square foot

Expect $18,000 to $36,000. Metal is the best-performing residential roof for Portland conditions — rain sheds instantly, moss can't grip smooth panels, and there's no curling or cracking from wet-dry cycles. It lasts 40 to 70 years.

The catch is upfront cost, roughly double architectural shingles, and installation skill matters enormously. A poorly fastened standing seam system will oil-can — visible buckling and waves — and that's very difficult to correct afterward.

Tile or Slate: $18 to $30 per square foot

Expect $27,000 to $60,000. Beautiful and extremely long-lived, but heavy. Many Portland homes need structural reinforcement before tile or slate can be installed, which adds cost beyond the roofing itself.

Flat Roofing (TPO, EPDM): $12 to $20 per square foot

Common on mid-century Portland homes, garage roofs, and additions. Drainage design matters more than material here — ponding water is what kills flat roofs in our climate.

What Drives Your Roof Cost Up or Down

Roof size, measured in squares. Roofing is priced per "square" — 100 square feet. The average Portland roof is about 18 squares. Note that roof square footage is always larger than your home's floor plan because of pitch and overhangs.

Pitch and complexity. Steep roofs slow the crew down and require safety rigging. Valleys, dormers, skylights, and chimneys all add cutting, flashing, and labor time. A simple gable costs meaningfully less per square than a cut-up roofline.

Tear-off and disposal. Removing old roofing and hauling it away typically adds $1,500 to $4,000. Multiple existing layers cost more.

Decking repair. This is the Portland wildcard. Once shingles come off, rotted or delaminated decking shows up more often than homeowners expect — especially on north-facing slopes and around failed flashing. Budget $1 to $5 per square foot for any sections needing replacement, and keep a 10 to 15 percent contingency.

Underlayment and flashing. Quality underlayment, ice-and-water shield in vulnerable areas, drip edge, and properly integrated flashing around every penetration typically runs $1,500 to $4,000. This is where cheap bids cut corners, and it's also where most Portland roof leaks originate.

Stories and access. Two and three-story homes need staging and extra ladder work.

Permits. Portland requires a permit for roof replacement. Average fee is around $280, though it varies by scope and jurisdiction.

Labor. Labor runs 40 to 60 percent of most Portland roofing jobs. Skilled roofing crews here command higher rates than the national average.

How to Compare Roofing Bids in Portland

The cheapest number on the table is usually the one missing the most line items. When you compare estimates, check each one for:

Is tear-off included, or is this an overlay? An overlay nails new shingles over the old ones. It saves labor and disposal cost, which is why it's often the cheapest bid. In western Oregon, that savings buys you real problems: no chance to inspect the decking, new shingles telegraphing every curl underneath, and extra weight on the structure.

How is decking repair priced? A good estimate names a per-sheet or per-square-foot rate up front so there's no renegotiation mid-project.

What underlayment and flashing are specified? "New roof" means nothing without this detail.

Who pulls the permit? The contractor or can be the homeowner too.

What warranty applies — material and workmanship? These are two separate things.

Portland-Specific Roofing Considerations

Moss is your roof's main enemy. It traps moisture against shingles and lifts them over time. Zinc or copper strips along the ridge cost little and inhibit regrowth. Never pressure wash a roof — it strips granules and shortens lifespan.

Ventilation matters more than most homeowners realize. Ridge and soffit vents working together prevent attic moisture buildup, which causes mold, rotted decking, and premature shingle failure from underneath.

Timing. Roofing work goes fastest May through October. Portland crews book out during summer, so scheduling ahead of the fall rains is worth doing early. Most residential replacements take 2 to 4 days depending on size and weather.

Insurance rarely covers age. Storm or wind damage may be covered. Normal wear and deterioration typically isn't.

Frequently Asked Questions About Roof Costs in Portland

Q: How much does a new roof cost in Portland, Oregon?
A: Most standard Portland homes pay $14,000 to $20,000 for a full architectural asphalt shingle replacement with tear-off in 2026. Three-tab shingles run $10,000 to $19,000, standing seam metal $18,000 to $36,000, and tile or slate $27,000 to $60,000. Larger, steeper, or more complex roofs push higher.

Q: How much does a roof cost per square foot in Portland?
A: Architectural asphalt runs $9.50 to $14 per square foot installed, 3-tab $6.50 to $9.50, standing seam metal $12 to $18, flat roofing $12 to $20, and tile or slate $18 to $30. These figures include tear-off, underlayment, and installation.

Q: Why are roofing estimates so different for the same house?
A: Scope, almost always. One bid may include tear-off, decking allowance, premium underlayment, and a workmanship warranty while another covers shingles and labor only. Compare bids line by line rather than by total. A gap of several thousand dollars usually means the two contractors are quoting different work.

Q: Is a metal roof worth the extra cost in Portland?
A: For homeowners staying long-term, often yes. Metal costs roughly double architectural shingles but lasts 40 to 70 years versus 25 to 30, sheds rain instantly, and resists the moss that shortens asphalt roof life here. If you're selling within a few years, architectural shingles are the better financial choice.

Q: How long does a roof replacement take?
A: Most residential replacements take 2 to 4 days depending on roof size and complexity. Weather extends timelines in Portland — we monitor forecasts closely and tarp exposed sections overnight when needed.

Q: Do I need a permit to replace my roof in Portland?
A: Yes. Roof replacements require a permit, with fees averaging around $280 depending on scope. Zurc Construction pulls all permits and schedules inspections as part of the job.

Q: Can I just put new shingles over the old ones?
A: It's possible and cheaper, but we don't recommend it in Portland. An overlay prevents inspection of the decking underneath — which is exactly where our climate causes hidden rot — adds weight to the structure, and shortens the new roof's lifespan.

Q: Does homeowners insurance cover roof replacement?
A: Sometimes, if the damage came from a covered event like a windstorm or fallen tree. Deterioration from age and normal wear generally isn't covered.
